AREA 10 New World nace fruto de la experiencia conjunta en el sector inmobiliario de AREA 10, S.A. GESTIÓN INMOBILIARIA y ALENTE PROMOCIONES Y DESARROLLOS, S.L. con el objetivo principal de operar como promotora inmobiliaria internacional.
AREA 10, S.A. GESTIÓN INMOBILIARIA fue constituida en el año 1.998 por la familia Pérez Valseca y Gecovisa, empresa con una trayectoria de más de 30 años en el sector inmobiliario.
En sus inicios, la actividad principal de la empresa fue la gestión de cooperativas, sin embargo, desde su creación, uno de los objetivos principales de la empresa fue la internacionalización fruto de lo cual se comienza a realizar un gran esfuerzo en la comercialización en el extranjero de sus propios productos y los de otros promotores.
La presencia continua en ferias y eventos por todo el mundo (Reino Unido, Irlanda, Bélgica, Holanda, Alemania, Dubai, Rusia, etc.) junto con el contacto directo con el cliente, aportó a la compañía un sólido conocimiento del mercado internacional.
En Julio de 2004, y tras una sólida trayectoria económica, la familia Pérez Valseca se hace con la totalidad de las acciones, amplia sustancialmente su capital social y eleva su cifra de activo para abordar con garantías las nuevas líneas de negocio.
Paralelamente, en el año 2.003 se constituía ALENTE PROMOCIONES Y DESARROLLOS, S.L. como empresa dedicada a la promoción inmobiliaria.

Si está interesado en adquirir una vivienda, los pasos a seguir son los siguientes:
1.- Firma del documento de reserva: simultáneamente se hace entrega del depósito, mediante cheque o transferencia bancaria.
2.- El pago realizado en la reserva es descontado de la primera prestación del contrato de compraventa, y la vivienda queda automáticamente reservada a su nombre hasta la formalización del contrato.
3.- La firma del contrato de compraventa tiene lugar en los 15-20 días después de la formalización de la reserva.
4.- Nuestro Departamento Comercial le comunicará la emisión de la licencia de primera ocupación, y los pasos a seguir para la firma de la escritura pública.

| Es el impuesto que recae sobre las entregas de bienes y prestaciones de servicios realizadas por empresarios y profesionales en el seno de una actividad económica.
El tipo de gravamen para las viviendas es del 7%25 del precio de la vivienda, que el comprador como destinatario final está obligado a soportar a la hora de su entrega. |
Es el impuesto que grava los actos jurídicos documentados (escritura pública de compraventa).
Para saber el montante que se deberá liquidar, se aplicará un porcentaje del 1%25 sobre el precio de compra, sin incluir I.V.A.

La declaración de fin de obra por la Dirección Facultativa es comunicada a los clientes y se abre paso a un periodo de 30 días en el que, acompañado de nuestro servicio posventa, revisará su apartamento para que todo esté en orden en la fecha de la escritura.
Durante este período deberá tramitar con el asesoramiento de nuestro departamento de ventas la documentación necesaria para la contratación de los diferentes suministros (agua, luz, gas...) y los necesarios para la firma de la escritura: tramitación del préstamo hipotecario, formalización de los registros provisorios y liquidación del impuesto.
Con la entrega de llaves, cada cliente recibirá un manual de manutención de su vivienda, con él conocerá mejor su casa y como cuidarla.

AREA 10 New World was created as a result of the joint experience in the real estate sector of AREA 10, S.A. GESTIÓN INMOBILIARIA and ALENTE PROMOCIONES Y DESARROLLOS, S.L. Their main objective was international real estate development.
AREA 10, S.A. GESTIÓN INMOBILIARIA was founded in 1998 by the Pérez Valseca family and Gecovisa, a company with more than 30 years of experience in real estate.
At the beginning the main activity of the company was Cooperative Management. However, since its creation, one of the main objectives was internationalization. For this reason, the company started to maintain a presence in the international market by attending fairs and events all around the world, as well as promoting and managing developments.
Our continuous experience in countries like England, Ireland, Belgium, Holland, Germany and Russia, together with our close client relationship, has given us a strong knowledge of the international real estate market.
In July 2004, the Pérez-Valseca family acquired all stocks, extended capital stock substantially and raised assets. This enabled the company to approach new lines of business with confidence and guarantees.
At the same time, in 2003 ALENTE PROMOCIONES Y DESARROLLOS, S.L. was founded as a company dedicated to real estate.

Spain is currently one of the most popular destinations for property buyers. Affordable, attractive homes usually sell very quickly which can often result in people making rash decisions, without first doing their homework. Buying property in Spain is as safe as buying in Great Britain, as long as you seek professional advice. Here is a step by step guide on how to go about buying your dream home in Spain:
1. BEFORE BUYING
Before you start looking for property abroad, there are a number of factors you should consider:
- What size property are you looking for? - Which areas would you prefer to live in? - Why are you buying: holidays, investment, retirement? - How are you going to finance your purchase? - Are there good public transport facilities within the area? - What amenities does the area offer?
2. FINDING YOUR DREAM PROPERTY
There are various sources of information about Spanish properties. It is advisable to research more than one, in order to get a better picture of what is available to you and what your options are.
- Exhibitions and Property shows in Great Britain. This is an excellent way to meet Spanish-based agents and developers. - English-based estate agents or representatives of Spanish agents or developers in Great Britain. - Spanish estate agents in the area where you are interested in purchasing property. - The Internet. - Specialist Magazines.

3. THE CONTRACT
When you finally decide on a property you like, you will have to move relatively quickly in order to secure it. You will normally have to sign some type of contract and pay a reservation fee. There are three main types of contracts:
- The Offer to Buy
This normally involves putting down a deposit which is valid for a short period of time, for example, two weeks. It is a formal offer to purchase the property for a specific price. If the Seller accepts your offer within that period of time, the contract becomes binding and the deposit is released to the Seller. If you then decide not to proceed with the purchase, you will most likely lose your deposit.
- The Reservation Contract
This is where the Seller or Agent agrees to take the property off the market for a fixed period of time. You have to pay a small reservation fee. If you sign a full contract within that time, the fee will count as part of the overall purchase price. If you decide not to go ahead with the purchase, you could lose your deposit, unless you have a valid legal reason. This really depends on the individual company. It is important to read the reservation contract carefully to see what happens in your particular case.
- The Private Purchase Contract
This contract is full and binding and should contain all the clauses applicable to you and the Seller. It is extremely important to seek independent legal advice before singing on the dotted line.
4. THE INDEPENDENT LAWYER
When it comes to choosing a lawyer, you have two choices: a Spanish lawyer, who is experienced in dealing with foreigners or a specialist English solicitor. If you choose the first option, clear communication is vital. It is also important to note that a Spanish lawyer may know nothing about English law and, therefore, will not be able to advise you on your UK tax or legal position. Check how much your lawyer will charge and when, for example, half now and the other half on completion, and find out exactly what the fee includes.
You should also receive inheritance law and tax advice when buying property in Spain. Making a separate Spanish will is advisable. Generally, you can leave your Spanish assets to whomever you wish, as long as you still have real property in Great Britain. If this is not the case, Spanish law may apply to you. Having a Spanish will can save future complications and will give you peace of mind.

5. THE NOTARY
All deeds of sale must be signed in front of a Spanish notary. The notary researches the property, verifies the identity of the Buyer and Seller and makes sure there are no outstanding debts on the property. Once the final deed is drafted, all parties get together and the notary witnesses the signature. This is when the balance of the money is paid and you legally take possession of the property. The property is then registered in the Land Registry Office. Remember that the notary is not there to advise either party, but to act more as an umpire. The notary is certainly no substitute for an independent lawyer.
6. ADDITIONAL FEES
You can expect to pay 10%25 of the total purchase price for additional costs, the main ones being:
- IVA (Spanish VAT): This is currently 7%25 of the official selling price. - Legal Fees: Usually 1%25 of the purchase price. - Notary’s Fees: 1%25. approximately. - Land Registry: Based on a table held by local authorities. - Stamp Duty: This is usually no more than 250 €.
7. CURRENCY TRANSFER
When all the paperwork is done, it’s time to start thinking about how you are going to transfer the funds to Spain. As you will be dealing with Euros, it’s not as straight forward and exchange rates will normally determine how much you actually end up paying. However you do have various choices:
- As the need arises, exchange the necessary amount of Pounds to Euros. If you go for this option, you could end up paying more than you had planned for, given the extremely volatile nature of Foreign Exchange markets. Experts predict that the Pound will fall in value against the Euro.
- Convert your money now. This way you know exactly how much the property will cost you, but it also means that your money will be tied up for a long time.
- Enter into a Forward Contract. This allows you to book a currency rate up to a year in advance. You usually pay 10%25 now and the balance when you take the money.

Es el impuesto que recae sobre las entregas de bienes y prestaciones de servicios realizadas por empresarios y profesionales en el seno de una actividad económica.

Area Novena está ubicada en Cádiz capital, en el “Palacio de la Moda”, un antiguo edificio del casco antiguo, ubicado en la confluencia de las calles San Miguel 1 y 3 y la calle Novena.
Algunos de los municipios de Cádiz son: San Fernando, Puerto Real, Chiclana, Puerto de Santa María y Cádiz. Esta área, con una superficie de 592 Km2 y una población censada de 402.256 habitantes, es uno de los ejes direccionales de Andalucía.

Playas
La ubicación física de Cádiz enmarca la gran característica natural suya: se encuentra bañada totalmente en su perímetro por el mar, salvo en el extremo sureste en que se culmina la península que la configura en su unión con San Fernando.
Las playas de la ciudad representan el 25 por ciento del total de la Bahía con una extensión de 7,05 Km, con un nivel de calidad de las mismas considerado como muy bueno estando reconocida incluso como la sexta mejor de Europa.
Las playas constituyen la mayor extensión de espacios para el ocio disponibles en Cádiz, la playa de la Caleta situada en el casco antiguo se abriga con las fortalezas de Santa Catalina y San Sebastián, ya fuera del límite histórico de Puertas de Tierra se encuentran las playas de Santa María, La Victoria y Cortadura, aquellas a las que en 1904 acudiría medio Cádiz con espiochas a la busca de unos supuestos duros antiguos, según refleja el tanguillo tan popular. La playa de la Caleta está situada en el casco histórico de la ciudad y nos ofrece casi medio kilómetro de arenas blancas, a los pies de un Balneario de larga tradición, y una bella imagen al atardecer rodeada por el ambiente marinero y los castillos de Santa Catalina y San Sebastián, donde se sitúa el Faro del mismo nombre.
Santa María del Mar se extiende entre los restos de las Murallas hasta la playa Victoria. Rodeada por dos espigones de bloques nos muestra casi un kilómetro de arena y aguas donde se practica la pesca y el surf, bajo la mirada de los numerosas personas que pasean tranquilamente por la orilla y de los bañistas que aprovechan cualquier momento al día para darse un buen chapuzón.
La Victoria, la mejor entre las playas gaditanas con más de dos kilómetros de blancas arenas y sus cristalinas aguas. Según las crónicas, sus arenas llegaban a permitir una pista sobre la que era posible diseñar todo un hipódromo de dimensiones reglamentarias en el que se celebraban durante las bajamares unas carreras de caballos, ya desaparecidas.
Hoy, unos espléndidos establecimientos hoteleros de nueva planta, así como los numerosos edificios de apartamentos, dotan a la principal y más concurrida playa de Cádiz de una importante infraestructura que es complementada con un Paseo Marítimo y los servicios municipales suficientes que permiten garantizar, año tras año, un reconocimiento que es avalado con la Bandera Azul de los Mares Limpios de Europa.
La playa de Cortadura, prolongación de la anterior, es la que mejor conserva la fisonomía natural y la más extensa de la ciudad con más de tres kilómetros de tranquilidad; donde nos encontramos diferentes ecosistemas, desde las adaptaciones de la vegetación a condiciones extremas en las dunas hasta los fondos rocosos donde podemos descubrir comunidades de algas, cangrejos, almejas, gusanos y crías de peces.
Junto a su interés natural, también cuenta con restos de carácter histórico: el acueducto romano, el fuerte de Cortadura y el Ventorrillo del Chato.
Sin duda alguna, uno de los principales recursos naturales de la provincia son sus playas, de arena blanca y fina, aguas transparentes y con la ventaja de su gran variedad.
En sus 260 Kms. de costa y 138 Kms. de playas se pueden encontrar lo mismo playas vírgenes, que otras urbanas dotadas de infraestructura; pequeñas calas o también arenales de varios kilómetros; playas familiares y otras íntimas; de aguas tranquilas, o barridas por fuertes vientos, ideales para la práctica del windsurfing.
Artesanía
Los trabajos de artesanía son muy diversos en la provincia de Cádiz. Recomendamos los más famosos y estimados, como son: La marroquinería que tiene su centro en Ubrique, junto a sus vecinos de Prado del Rey y Villamartín. Los telares de mantas y ponchos en Grazalema. La tonelería y artículos bodegueros, así como la guarnicionería (artículos para el caballo)en Jerez de la Frontera.
Los trabajos en mimbre, caña o anea en Medina Sidonia, Setenil, Bornos o Vejer. Los cestos y alpargatas de esparto típicas de Torre Alháquime y la palma y el ganchillo de Paterna. Las guitarras modeladas a mano en Algodonalesy las gaitas gastoreñas. La cerámica en Arcos y Conil. Los botos camperos en Alcalá de los Gazules y Espera.
Los muebles artesanales en Prado del Rey y Benamahoma. Ebanistería y muebles de caoba en Sanlúcar de Barrameda. Las muñecas típicas en Chiclana, que cuentan con una exposición permanente de las mejores muestras de esta artesanía.
Gastronomía
La cocina gaditana está influenciada sobre todo por los vinos que se producen en la provincia y por la amplia gama de pescados propios del litoral gaditano: doradas, urtas, robalos, acedías, mojarras, etc., así como por sus mariscos: gambas, cigalas, bocas, cañaíllas..., y los celebres langostinos de Sanlúcar de Barrameda. No hay que olvidar los quesos artesanales, chacinas y carnes en los pueblos de la sierra.
La repostería, riquísima, con clara influencia de los árabes y la aportación de losconventos de las monjas. Son deliciosos el tocino de cielo, los alfajores de Medina Sidonia, el turrón y los churros de Cádiz, y los famosos %22pestiños”, exquisitos dulces navideños típicos en toda la provincia.
Los numerosos restaurantes, bares, marisquerias, tabernas y %22chiringuitos%22 (bares junto a la playa) nos dan la oportunidad de probar esta variada gastronomía y sus excelentes vinos: finos, amontillados, olorosos, manzanillas, así como sus brandies criados en la provincia, y que dan un especial carácter a esta tierra.
Bodegas Quienes llegan a esta provincia no deben dejar de visitar alguna de las impresionantes Bodegas de Jerez, El Puerto de Santa María, Sanlúcar, o Chiclana donde se crían y envejecen exquisitos vinos como el fino, la manzanilla, el moscatel, y el jerez o “sherry”, embajador de España en el mundo entero. Se aconseja contactar previamente con el departamento de relaciones públicas de cada una de ellas.
Fiestas de Cádiz
Sin duda, la fiesta de mayor arraigo en la zona son los carnavales, ampliamente representados en todas las poblaciones de la bahía, si bien poseen una fama excepcional los de Cádiz que se celebran en el mes de febrero y que han sido declarados de interés turístico internacional. También de gran tradición entre los pueblos marineros de la Bahía es la fiesta de la Virgen del Carmen.
En el resto de ciudades que componen el Parque destacan también sus ferias de primavera-verano, como la Velada de los Ángeles en los aledaños del Parque Genovés de Cádiz, o la feria de San Fernando o el Puerto de Santa María.
Por otra parte, la zona está considerada como una de las más importantes cunas del cante flamenco con creaciones propias como los tangos gaditanos o las cantiñas, con todas sus variantes (alegrías, mirabrás, romeras, etc.)
Carnavales: Cuando termina la Navidad, Cádiz se sumerge en la preparación del Carnaval. El Carnaval gaditano, cuya fiesta está documentada desde finales del siglo XVI, es la fiesta por excelencia de Cádiz. La fiesta en 1862 pasó a formar parte del calendario festivo municipal. Casi veinte años después se %22oficializó%22 uno de sus elementos más genuinos, las agrupaciones carnavalescas: coros, chirigotas, cuartetos, romanceros y más tarde las comparsas.
Semana Santa: La Semana Santa en Cádiz adquiere unos rasgos peculiares, pues, aunque dentro de las características barrocas de las Semana Santa andaluza, sus cortejos procesionales se diferencian por la original forma de los cargadores gaditanos de llevar %22los pasos%22. Las artísticas y valiosas tallas son cargadas a hombros en vez de al costal, logrando los cargadores un ritmo lento muy realista.
Corpus Christi: A lo largo de la edad moderna el Corpus Christi adquirió notable importancia entre los gaditanos. Pero fue en el siglo pasado cuando cobró los caracteres que hoy la definen.
El alcalde Juan Valverde procuró que desde 1861 se solemnizasen las fiestas del Corpus con mayor pompa y diversiones públicas en la calle, de lo que se venía haciendo. La medida tuvo éxito entre los gaditanos, que desde el primer año se volcaron a celebrar la que se llamó Velada del Corpus. Juanillos: En el mes de junio se celebra la %22Quema de los Juanillos%22 en la víspera del día 24, festividad de San Juan, costumbre gaditana, que siguiendo el calendario tradicional, simboliza el comienzo del verano
Velada de Los Ángeles: El auge de la Velada del Corpus fue rapidísimo, lo que hizo que el Ayuntamiento decidiera, desde 1867, trasladar la Velada al Paseo de las Delicias (hoy parque Genovés). Coincide esta decisión con las primeras etapas del veraneo, lo que hizo plantearse a la Corporación Municipal retrasar la celebración de la Velada a la primera quincena de agosto, y así surgió desde el año 1870 la Velada de los Ángeles.
A finales de la década de los cuarenta de nuestro siglo dejó de celebrarse, para en 1988 comenzar una nueva andadura. Poco a poco ha sido trasladandose a diferentes lugares, este año fué en el paseo Pery Junquera.
Trofeo Carranza: En las últimas décadas se ha convertido en costumbre el considerar que el verano gaditano culmina con la celebración del Trofeo Carranza, una competición futbolística veraniega que se acompaña de una fiesta popular nocturna en la playa Victoria sobre todo y donde se llena por completo de barbacoas.
Patrona de Cádiz: El día 7 de Octubre es la festividad de la Virgen del Rosario, Patrona de Cádiz y fiesta local, que se conmemora con una procesión, precedida de una ofrenda de nardos en su santuario. En el mismo mes se celebran, el día 23 y en las vísperas, la fiesta de San Servando y San Germán, patronos de Cádiz desde 1617.
Festival Iberoamericano de Teatro: El XVI Festival Iberoamericano de Teatro %22Ciudad de Cádiz%22 se inauguró el día 18 de este mes.
Comunicaciones
En la actualidad cuenta con una buena red de comunicaciones, encontrándose relativamente cerca de varios núcleos turísticos importantes, tales como la bahía gaditana (a menos de una hora de camino), Jerez, “la ciudad del vino y de los caballos” ( a unos 20 minutos) y Sevilla, “capital Andaluza (a una hora aproximadamente).
Por carretera Nuestros ejes principales lo constituyen:
La A-382, que enlaza directamente con la N-IV (Cádiz-Madrid).
A sólo 25 kilómetros de distancia se encuentra la autopista A-4, que enlaza 12 municipios gaditanos y otros dos de Sevilla y Málaga.
Igualmente y a través de la Comarcal 343, (Espera-Cruce de Las Cabezas, Arcos se une a la N-IV dirección Sevilla.
Por supuesto, Arcos es paso obligatorio para acceder a la Ruta de los Pueblos Blancos a través de la C-344.
Autobús
Desde nuestra ciudad parten numerosas líneas regulares hacia otros pueblos de la provincia y otros tantos de Sevilla y Málaga. Por Ferrocarril
A tan solo 20 minutos de nuestra localidad se encuentra Jerez de la Frontera, hasta donde podemos llegar para utilizar este medio de transporte. El ferrocarril cuenta con dos líneas directas, Madrid - Cádiz, y Madrid - Algeciras, contando con unos 100 kilómetros de recorrido en nuestra provincia.
Por mar
En cuanto al transporte marítimo, existen en nuestra provincia dos puertos importantes como son los de Cádiz y Algeciras, que son los encargados de recibir a la mayoría de los pasajeros que llegan por mar a la Costa de la Luz.
Por Aire
El único aeropuerto con que cuenta la provincia, se encuentra en la cercana localidad de Jerez de la Frontera, a 20 minutos de nuestra ciudad.
Este aeropuerto mantiene conexión con 7 ciudades españolas, y desde el se efectúan unos 70 vuelos semanales regulares.
Clima
Cádiz por su situación geográfica tiene como ya se ha dicho un clima intermedio entre el Mediterráneo y el Atlántico europeo, con una temperatura media anual de 19 ºC. , a la que se une una media de 74 días de lluvia, una total ausencia de nevadas y un apreciable viento de Levante con fuerza moderada.

En 1851 los Duques de Montpensier instalan en Sanlúcar su residencia veraniega dando a conocer las excelencias de las playas a los primeros veraneantes, el atractivo residía en las propiedades terapéuticas de sus aguas.
Sanlúcar posee una gran playa urbana, la playa de la Calzada- Bajo de Guía- Las Piletas con 2.400 mts. de longitud y unos 70 mts. de ancho. Posee amplios aparcamientos y está comunicada con una línea regular de autobús urbano, asistida por un buen número de restaurantes y chiringuitos así como dotadas de todos los sistemas de seguridad y asistencia sanitaria convencionales.

Parques naturales
El Parque Nacional de Doñana tiene una extensión de 50.720 hectáreas. Es Reserva de la Biosfera y Parque Nacional. Entre la marisma y el mar hay un sector de monte mediterráneo, otro de bosque y varios cordones de dunas.
Miles de aves vienen a pasar aquí el invierno, destacando los ánsares, flamencos, flamencos rosados, garcilla cangrejera, focha moruna...El monte de matorral mediterráneo se compone de jaguarzos, brezos, romeros, cantuesos, tomillos, etc..En este monte vive el lince y el meloncillo, especies únicas en Europa y en peligro de extinción.
Fiestas regionales
Carnavales. Febrero Fiesta popular de gran arraigo histórico en Sanlúcar.
Semana Santa. Marzo-Abril Una espectacular explosión estética y cultural, de reconocido prestigio e interés religioso artístico, mezcla de popular y religioso.
Feria de la Manzanilla. Mayo Esta fiesta de profunda tradición andaluza y marcado carácter local se caracteriza por su paseo de caballos, sus mujeres vestidas de flamenca (el traje regional andaluz) y por las sevillanas, el baile típico andaluz.
En esta fiesta popular se ensalza el vino local entre ciudadanos y visitantes en un acogedor acto social a orillas del Guadalquivir.
Romería del Rocío. Mayo-Junio Esta auténtica romería nos permite contemplar imágenes que nos parecen perdidas en el tiempo, como los cortejos de carretas tiradas por bueyes y rocieros a caballo cruzando el Guadalquivir en grandes barcazas desde el barrio de Bajo de Guía.
Fiestas patronales. Agosto Las principales calles de Sanlúcar se adornan con coloridas alfombras de sal, sobre la que procesiona la Patrona, la Virgen de la Caridad.
Fiesta de la Exaltación al Río Guadalquivir. Agosto Declaradas de Interés Turístico Nacional y realizadas a modo de antiguos juegos florales y justas poéticas. Con fiestas de carácter popular como la del Mantón de Manila o la Fiesta Rociera.

Comunicaciones
Carreteras
Sanlúcar de Barrameda está perfectamente comunicada por carretera (C-440) con la ciudad de Jerez de la Frontera (22 kilómetros). La carretera C-440 comunica, igualmente, a Sanlúcar de Barrameda con Chipiona (8 kilómetros) y con Rota (19 kilómetros). La carretera C-441 comunica a Sanlúcar de Barrameda con Sevilla, situada a98 kilómetros.
Asimismo, es factible la comunicación con Sevilla a través de la autopista A-4 (Sevilla-Cádiz), que la sitúa a menos de una hora. La carretera C-602 (Sanlúcar-El Puerto de Santa María) enlaza con la N-IV y la comunica con Cádiz, situada a 45 kilómetros.
Autobús
Existe una gran infraestructura de transportes en cuanto a lo que autobuses se refiere. Sanlúcar está comunicada diariamente y con un amplio horario con Sevilla, Cádiz y los principales pueblos y ciudades de la comarca.

Desde El Rompido hasta Nuevo Portil, el término municipal se abre a la ría del Piedras, un lugar tranquilo e ideal para la navegación.
Son 4 kilómetros de playas de arena blanca y fina, bordeadas por un amplio pinar, y en las que encontramos un variado abanico de servicios. Desde paseos y excursiones en barco, hasta un campo de golf que se integra a la perfección en su entorno paisajístico, respetando el pinar, y un camping que asoma a la playa de San Miguel.
Todo este litoral, desde El Rompido hasta Nuevo Portil, se abre al océano Atlántico a través de la Flecha de El Rompido
Gastronomía
La oferta gastronómica de Cartaya recoge lo mejor de una provincia privilegiada en cuanto a variedad y calidad. Mariscos y pescados de la costa conviven con cordero andevaleño o carnes de cerdo ibérico, conformando un apetitoso menú.
El sabor marinero de la cocina de Cartaya se fundamenta en la variedad de pescados que arriban al puerto de El Rompido. Imprescindible para comer bien pasarse por esta pequeña población marinera en la que proliferan los restaurantes.
Es uno de los destinos gastronómicos más populares de la provincia y cualquier dia del año, quienes buscan buena mesa y mejor trato acuden a alguno de sus muchos restaurantes para disfrutar con los pescados y mariscos que arriban a diario a su lonja.
A ello se suma la riqueza agrícola del término municipal, que culmina una carta amplia y sugerente. No pase por Cartaya sin probar la Torta de Pascua, una dulce variedad de la coca mallorquina que arribó a estas costas el pasado siglo junto a las emigraciones de catalanes que se dedicaron por la zona al arte de las salazones.
Clima
El clima de Cartaya es de tipo mediterráneo, con inviernos suaves, atemperados por las influencias marinas y veranos cálidos, ideales para el baño en las limpias aguas de sus suaves playas. Aquí se disfrutan unas 3.000 horas de sol al año, las nieblas son prácticamente inexistentes y la temperatura media anual se sitúa en torno a los 25º.
Fiestas de Cartaya
El carácter extrovertido y festivo de las gentes de la provincia de Huelva es determinante para comprender las tradiciones, fiestas, romerías y ferias que se celebran en las distintas estaciones del año a lo largo de la costa de Huelva.
Con la alegría y el colorido típico de los pueblos andaluces Cartaya ofrece al visitante todo un abanico de posibilidades de diversión a través de sus fiestas populares. El traje de flamenca, el caballo andaluz y el buen tiempo son los protagonistas de unas citas ya tradicionales que se reparten a lo largo de todo el año pero que proliferan en primavera y verano.
Entonces la luz y el color de esta tierra se confunden con la guitarra, los palillos y el arte andaluz. Todo el pueblo participa e invita a quienes lo visitan a contagiarse de la alegría siempre por palmas, sevillanas y fandangos.
Feria Agrícola e Industrial de Cartaya: Desde 1967 tiene lugar la semana anterior al primer domingo de octubre una feria agrícola e indusrial que recoge la ancestral tradición ferial de este municipio. Cuenta Cartaya con pabellón ferial estable, con una superficie para expositores de 2000 m2 más zonas de almacenaje, cafetería y oficinas.
La Feria de Cartaya cuenta con una gran tradición en la comarca, y recibe una media de 70.000 visitas en los cinco días que dura la muestra. Esta feria se celebra con motivo de las Fiestas Patronales en honor de la Santísima Virgen del Rosario, cuya imagen se venera en la Iglesia Parroquial de San Pedro.
El domingo primero de octubre se celebra la tradicional misa y posterior procesión. En las inmediaciones del Pabellón Ferial estable se encuentra el recinto ferial, con más de un centenar de casetas, calles y urbanización con servicios en todo el recinto. Son muy celebradas en la comarca las actuaciones musicales y el aire de las principales fiestas de Cartaya.
Romería de San Isidro: Se celebra en el paraje que toma el nombre de la ermita del santo, a tres kilómetros del pueblo en dirección a El Rompido. La fecha de celebración es variable, y se sitúa normalmente en el último fin de semana de mayo. Cartaya cuenta con una importante cabaña equina, por lo que el caballo es protagonista indiscutible de esta romería.
Fiestas de El Rompido: Tiene lugar el último fin de semana del mes de julio y se han convertido en una de las citas más tradicionales y concurridas del verano en la costa onubense. Muy frecuentada por los miles de turistas que veranean en las playas colindantes, conjuga todo un abanico de actuaciones musicales y actividades lúdicas con el fresquito que en esta época del año ofrece este rincón de pescadores.
Con sabor a sal se viven estas fiestas que tienen como plato fuerte la procesión de la Virgen del Carmen, a la que los marineros pasean por el Río Piedras en sus embarcaciones para brindarle una ofrenda de flores en las aguas que les proporcionan el sustento.
Semana Santa: Cuenta con algunas particularidades, como la escenificación del auto sacramental del Descendimiento, cuando un grupo de hermanos, conocidos como los “santos varones”, proceden a bajar de la cruz a un cristo articulado para depositarlo en una urna del siglo XVII en la que procesiona por las calles del pueblo.
Esta representación tiene lugar el viernes santo, y antes, por la tarde, se celebra una misa en la que el Cristo articulado bendice a los fieles, siendo este un momento que se vive con mucha intensidad y emoción por sus devotos
En octubre son las fiestas de la Virgen del Rosario: Desde 1.964 se viene celebrando la Feria Agrícola e Industrial en un palacio ferial permanente. En mayo se celebra la Fiesta de San Isidro Labrador. También hay Carnaval y en Agosto en el Rompido coincidiendo con la afluencia de turistas la Fiesta de Verano.
Comunicaciones
Para llegar por carretera es recomendable utilizar la Autovía del Quinto Centenario (A-49), que une Sevilla con Ayamonte y por tanto, con Portugal a través de la Autopista del Algarve. El tiempo de viaje desde Sevilla hasta la localidad no supera los 60 minutos. M
Hay servicios continuos entre Huelva y Sevilla, un viaje de 1 hora y 15 minutos, trenes que enlazan directamente con el AVE que une Madrid y Sevilla en 2 horas y 35 minutos. Además existen numerosos trenes rápidos, talgos, entre las ciudades de Huelva y Madrid. La proximidad de los aeropuertos de Sevilla (España) y Faro (Portugal), hace viable el acceso a Cartaya desde cualquier ciudad europea. En aproximadamente una hora desde uno y otro punto se llega al municipio.
Ocio y tiempo libre
Cartaya y sus playas ofrecen una gran variedad de actividades deportivas para que el visitante ocupe su tiempo vacacional y conjugue la oferta de sol y playa con la práctica del deporte.
En Malpica, entre El Rompido y Cartaya se ubican un parque acuático, Acuópolis, donde se ofrecen variadas y divertidas atracciones relacionadas con el agua, y un circuito de Karts, donde se cede protagonismo a la velocidad. Durante todo el año se pueden alquilar estos vehículos y disfrutar de unas instalaciones perfectamente acondicionadas y situadas en plena naturaleza.
Desde estas instalaciones hasta las playas se puede recorrer todo un bosque de pinar a pie. Es uno de los tres itinerarios existentes para practicar senderismo, los otros dos nos conducen a las playas de El Rompido y Nuevo Portil.
Pero antes de llegar al mar, nos encontramos con el Campo de Tiro Olímpico y siguiendo el camino que nos lleva a las playas, encontramos instalaciones habilitadas para practicar la hípica.
Ya en El Rompido y en el Nuevo Portil, encontramos bases naúticas en las que informarnos de ofertas que nos van a permitir compaginar el chapuzón con el deporte, desde el alquiler de embarcaciones para pesca deportiva o cruceros, hasta una escuela naútica de buceo, y servicios de motonaútica.
Ni que decir tiene que la vela, windsurf o la piragüa son también una buena opción a tener en cuenta, sobre todo en la Flecha de El Rompido.
Campo de Golf
Inaugurado en el año 2001, ocupa una extensión de 46 hectáreas y su longitud es de 5.841 metros, perfecto para recorrer a pie sus suaves pendientes y varios dog-leg, resultando enormemente entretenido.

To the east of Huelva, the coastline consists of totally unspoitl nature.
Mazagón has a magnificient marina and, clean, golden beaches. Then comes the popular resort of Matalascañas and the coastline of Doñana Park. Inland is El Condado,a district of good wine, villages and resplendent urban design, such as Bollullos, Almonte and La Palma, and the pilgrimage festival which attracts the largest crowds in Spain, El Rocío, in the now universal marshland village. On the outskirts of El Condado is a completely walled town called Niebla, the best-preserved Almohade site in Spain.
Comunications
To get there by highway, take the Autovía del Quinto Centenario (A-49), which connects Seville with Ayamonte. It is only 60 minutes from Seville via the A-49.
There are regular bus and train services between Huelva and Seville. And, there is fast train service between Seville and Madrid.
The closest airports are Seville and Faro, Portugal.

Benalup-Casas Viejas, in the Province of Cádiz, a young town with a history. It is right at the entrance to the Los Alcornocales Natural Park, with the Barbate river running alongside. It is also very close by the old lake of the Janda. Benalup is 110 meters above sea level and has a population of around 6,000.
The name of the town comes from a castle built in the times of the Muslim occupation. One of the main historic attractions to Benalup are the primitive cave drawings in the natural caves and grottos in the area, especially the caves of Tajo de las Figueras, del Arco and Cimera, which were all declared as Artistic Architectural Monuments in 1924.
Especially beautiful and worth a visit is the Cueva del Tajo and the remains of dolmens in the same area. The rich historic wealth of the cave drawings contrast with the lack of signs of life after that time and up to the present day although there are signs of a roman road nearby, which stretches from Medina Sidonia right up to Gibraltar which would suggest that, due to the strong agricultural and farming background indicates a supply route of great importance. Then, during the time of the Muslim occupation, Benalup was linked up with Medina Sidonia, again because of its excellent agricultural produce.
Benalup is now known in the leisure and tourist industry for its excellent golf course, the brainchild of a Belgium entrepreneur. The course benefits from a water saving award winning special grass treatment. The beautiful greens and fairways testify to its success. The green fees are combines with lunch in the modern clubhouse restaurant making it a perfect day on the course.

Squeezed between the sierras and the sea this hill town is a perfectly preserved example of what many Andalucian towns were like during five centuries of Islamic occupation.
Declared a national monument in 1978 Vejer is a labyrinth of white washed houses %26 winding cobbled streets. Set 200m. above the surrounding countryside the old town has a mass of historical monuments.
Vejer is situated at 200m. above sea level %26 just a few km. from the beaches at either El Palmar, Trafalgar Bay or Los Caños de Meca. Vejer itself is made up of 2 parts, the old medieval quarter %26 the newer part of town carefully designed in the style of the %27pueblos blancos%27 of the region. Vejer has many monuments to visit, flower filled courtyards to peer into %26 turreted walls to see views from. Vejer is surrounded on 2 sides by the %27Las Breñas%27 Natural Park a 5,000ha. forest of pine wood running down to the coast %26 the %27Marismas%27 Natural Park a smaller nature reserve through which the Barbate river runs through %26 home to an important collection of birdlife.
Both parks have walking trails running through them %26 are perfect for day walks. Vejer has many view points overlooking both the coastline %26 the hills of the %27Alcornocales%27 Natural Park, the largest cork oak forest in Europe with an extension of over 175,000ha.
A short walk away is the recently restored roman acueduct of Santa Lucia, usually still working in the summer, with a water supply that feeds the small lush valley nearby where avocadoes, pomegranate %26 other semi-tropical fruits are grown. A visitors centre is due to open here shortly.
The 7th.C. hermitage of San Ambrosio will shortly be reopened to the public incorporating part of the original mosque that stood on this site.
A myriad of walking trails %26 wider cañadas (droving trails) run through the local countryside. All the trails are unmarked. The terrain is hilly although not steep, moderate fitness is required for cyclists wanting to ride to the beautiful town of Medina Sidonia or to visit the fishing port of Conil for example
The castle, turreted medieval walls, minaret of the old mosque, churches and convents are a blend of moorish, visigothic and mudejar styles. Vejer is an unspoilt town, its romantic flower filled courtyards and small plazas are uncorrupted by modern tourism.
The town has a lively atmosphere where the locals are happy to welcome visitors and small bars and restaurants make wandering through the historic quarter a real pleasure.

El Pinar (Breña)
Barbate%27s cliffs and pine forests were declared a nature reserve in 1989. This park boasts one of the most spectacular cliff faces in the province, the cliffs of Caños de Meca, which reach a height of 100m above sea level. The woodland extends right up to the clifftops. Its pine trees were originally planted at the end of the last century as a reforestation project to stabilise the sand dunes and prevent their shifting inland.
The forest consists principally of %22umbrella pines%22 accompanied by sabinas, junipers, a Mediterranean brushwood and sandy soils, and is worthy of note for being one of the most diverse and well-conserved of its kind on the Andalucian coast.
The inaccessibility of the cliff face and the shore below makes the cliffs a favourite nesting place for seagulls. Kestrels, owls and buzzards are some of the birds of prey most commonly seen within the reserve. The mass of pine cones and their subsequent kernel extraction provide a basic income for people from surrounding villages.
Alcornocales Natural Park
The Alcornocales Natural Park covers over 170,000 hectares. It is unique in Europe not only for its size but for the fact that there is not a single town, village or hamlet within its boundaries. The density of the woodland, the 1,000m peaks, the narrow valleys and ridges are what has protected this area from man%27s development. The Alcornocales park is Europe%27s largest continuous woodland area and coincidentally the largest oak forest on our planet.
Due to the density of the woodland, the proximity of both the Atlantic Ocean and the Mediterranean Sea and the height of the sierras, this nature reserve benefits from its own micro-climate. Even in the harshest of droughts the %22canutos%22 (narrow gorges) tinkle with the sound of fresh water. These canutos conserve a sub-tropical habitat unique in Europe, a dense foliage of rhododendron, laurel, ash, birch, oak and even a rare species of carnivorous plant. Always surprising to the visitor is the denuded %22Alcornoque%22 (cork oak) whose bark is stripped in a 7 year cycle, the two-tone trunks providing an unusual background to the landscape. On the highlands heather and pine dominate. Bright yellow broom and a spectacular array of colours light up the landscape and pink oleanders dot the pastureland in spring.
Sadly bears and wolves are no longer a feature of the park%27s wildlife. The last of these mammals were killed only forty years ago. Wildlife is now protected by strict measures and red deer, roe deer and wild boar are a common sight. The park is also home to an astounding variety of smaller wildlife such as otters, polecats, foxes, mongoose and the Iberian Lynx which are occasionally seen. On the highest peaks the population of the elusive %22Cabra Montes%22 (mountain goat) is flourishing.
Overhead Griffon vultures soar on thermals. This is only one of the many birds of prey that live in the park. Protected by the remote and rugged terrain, Imperial eagles, booted eagles and Egyptian vultures soar overhead. Smaller birds of prey include peregrine falcons, sparrow hawks and kestrels.
Walking in the park - almost all the walks here require permission to gain access to the higher peaks and interior forests.
Popular Beaches El Palmar 10km. from Vejer. Vejers closest family beach is a 12km. stretch of golden sand. The centre area has a few restaurants %26 some unintrusive houses however to the south %26 northen extremes unaccessible by car the cows graze overlooking the dunes. Empty most of the year a perfect place for lazing, walking or surfing. An exposed beach it is affected by strong winds. All services at high season %26 a few restaurants open most of the year (see Where to eat).
Trafalgar Bay 14kms. from Vejer the beaches here are overlooked by the imposing Trafalgar lighthouse. This is of course the scene of the famous battle %26 the %27Playa de la Almas%27 (the beach of Souls) gained its name after the fight was over %26 the bodies washed up on the coast. Among its most precious treasures are its sixteenth century Turkish baths, as well as the Széchenyi, the Gellért and the Lukács Baths, and the Rác Baths, which are currently closed for renovation. All are known for the healing qualities of their waters.
Museums Aquincum Museum and Roman Ruins: (III. Szentendrei út 139): These two-thousand-year old ruins are remains of the Roman town of Aquincum, and include an impressive ruin of the amphitheatre. The contents of the museum include murals, mosaic floors, a reconstructed water organ and a diorama showing what and how the Roman nobility ate.
Budapest History Museum – Castle Museum: (I. Szent György tér 2.): This is the main collection of Budapest’s archæological finds, charting the development of the various settlements from Roman times up until the thirteenth century. Visitors can see part of the medieval Royal Palace of Buda, also original everyday objects, document seals, weaponry, gravestones, and the Royal Palace’s Gothic statues. There are also exhibitions capturing historical moments from more modern times.
Military History Museum (I. Tóth Árpád sétány 40): This contains a remarkable collection of historical weaponry stretching back from before the Turkish wars to the 20th: uniforms, flags, maps, shells, a coin collection containing no fewer than 28,000 items, and an exhibition devoted to the recollections of Hungarian airmen who emigrated after the Second World War.
Churches Saint Stephen’s Basilica (V. Szent István tér): Budapest’s largest church, whose landmark dome can be seen from all over the city, was built in Classical style between 1851 and 1905. Inside is the Hungarians’ most revered relic – the mummified right hand of Hungary’s first monarch, King Saint Stephen. Among many famous works of art the statues of Alajos Stróbl are well worth studying, as is the painting by Gyula Benczúr depicting St. Stephen commending his country, by the offering up of his crown, to the patronage of the Virgin Mary. A grandiose cupola dominates the edifice offering visitors a good view of the city from its rim. From the unique 360-degree circular lookout you can admire Budapest from a height of 65 meters. A modern and secure elevator will take you most of the way up, from where you climb to the circular lookout on a spiral staircase.
Inner City Franciscan Church (V. Ferenciek tere): There was a church and monastery on this site as far back as the thirteenth century. The ornate baroque structure seen today dates mostly from the eighteenth century. Its frescoes are the work of Károly Lotz and Vilmos Tardos Krenner, and its baroque high altar and associated statues are particularly noteworthy.
Inner City Parish Church (V. Március 15. tér 2): The oldest church in Pest has origins going back to the twelfth century and is also the site of the grave of the martyr Bishop Saint Gellért. During the Turkish occupation in the seventeenth century the church was converted for use as a mosque. After their expulsion and a great fire in 1723 it was rebuilt in baroque style, although the interior also contains Classical elements. The Gothic chapel, the neo-Gothic carved pulpit, the fifteenth century Italian frescoes and the twentieth century high altar are all well worth observing.

Cabo de São Vicente ( Cape St. Vincent ) is an obligatory landmark to any ship travelling to the Mediterranean. Here many major sea battles were fought just in front of its fortress.
Cape St Vincent lighthouse was built on the site of a 16th-century Franciscan convent in 1846 and the light beams 60 km out to sea making it the second most powerful lighthouse in Europe. It guides ships through one of the world%27s busiest shipping lanes. All shipping from and through the Mediterranean to the west coast of Europe and most of the eastern seaboard of North America passes this way.
Baleeira is a small picturesque fishing port of Sagres, which houses up to one hundred fishing boats, some over 20 metres in length. There are four good beaches in the neighbourhood. Praia do Martinhal is the farthest from the village, but it is the biggest . It stretches from the Baleeira fishing harbour to an outcrop of low cliffs, the site of a Roman settlement. Praia da Mareta is just below the village and facing south-east is tucked in the lee of Sagres Point. Over on the other side and facing west is Tonel, a small beach with steep access. There is a long beach at Beliche, perhaps the best around Sagres.
The beaches up the west coast are breathtaking and many of them are backed by dunes or cliffs looking out over lines of surf cascading in on the wildly beautiful shore.
Vila do Bispo The windmills that fed the Algarve have long since passed. However, the charm of whitewashed houses scattered down the slopes of a hill crowned by the looming bulk of a church tower is what remains and makes a great day out with several great restaurants.
Lagos Famous for natural sculptures carved by the pounding Atlantic which is coloured in a crystal blue. Beach after beach, there is soft sand tucked away between cliffs. Verdant countryside dotted with the white of houses. These are just a few reasons for visiting Aljezur and discovering one of the most beautiful area’s of the Algarve.

The latest figures from the Spanish Ministry of Housing reveal that average property prices in Spain rose by 1.6%25 in Q3, taking the average price of property up to €1,781.50 per square meter, up 13.4%25 during the same period in 2004.
Average property prices have now risen for 27 consecutive quarters, however the 1.6%25 quarterly increase (during Q3) was the lowest quarterly increase in almost three years, suggesting that the Spanish property market is cooling.

A new study by Funcas - a foundation run by Spanish savings banks - finds that 25%25 of Spaniards consider access to housing the 3rd biggest problem facing Spanish society. For 18%25 it is their main preoccupation.
According to the survey, 51%25 of Spanish households own their property outright with no mortgage, 24%25 are still paying off a mortgage, and 18%25 live in rented accommodation. Average monthly mortgage payments are 467 Euros, and average monthly rents are 357 Euros. The relatively small difference of 110 Euros between owning with a mortgage and renting makes buying a more attractive option.
A Funcas report also reveals that 51%25 of Spaniards feel that Spain%27s economic circumstances have deteriorated over the last 12 months, compared to 11%25 who feel they have improved, and 38%25 who see no change. 34%25 expect the economy to deteriorate even further over the next 12 months, 22%25 expect it to improve, and 44%25 expect no change.

Area10 have acquired an agreement with a Spanish Developer to sell to the Irish and UK markets after the developer sold over 60 properties in one weekend in the biggest project the Costa de la Luz has seen.
The developer have never dealt with the overseas market before due to their popularity with the Spanish market. In the space of one weekend the developer sold 64 apartments in Vejer de la Frontera.

Spanish property statistics still prove that it is still a good place to invest for Irish and UK property buyers even if the row over two tax bands for residents and non-residents on property gains is being referred to the Court of Justice by the European Commission. Spain may no longer dominate the attention of British investors in the way it did in the 1990s, the consistent growth of the market and the popularity of the country as a tourist resort and second-home haven mean that astute investors are continuing to make enviable profits from their ventures.
Government statistics show that house prices in Spain increased by an average of 12.8 per cent in 2005. Even if this is down on the 17.2 per cent increase in 2004 it is still a good sign.
Furthermore, with developing property markets such as Bulgaria providing increased competition, Spain now has to prove it can remain competitive, so the more sensible price increases may prove to be beneficial to the long-term strength of property investment within the country.
Significantly, investment in Spanish property is also likely to be made more desirable because of the decision by the European Commission to refer the Spanish government to the Court of Justice because of allegations of prejudiced property tax laws. At the moment, Spanish residents are required to pay 15 per cent tax on gains from property sales, whereas non-residents are taxed at rate of 35 per cent. If the Court of Justice rules that this is indeed discriminatory, investors from abroad will look forward to much lower taxation levels which will clearly benefit those hoping to sell on properties in Spain.
With high construction standards across the country creating a good reputation and making the process of reselling much easier it is a good time to invest in a Spanish house.

British property buyers hoping to benifit from massive tax breaks through a change in regulation next year are having to rethink their plans to buy a place in spain.
An anticipated change in pension rules that would allow Brits to buy residential property –at home and aboad- through a self invested personal pension (SIPP) has been scrapped by the British Government.
In his pre-budget speach in December, Chancellor Gordon Brown said that “SIPPs will be prohibited from obtaining tax advantages when investing in residential property and other assests, such as fine wines.”
However, if you were hoping to buy property through a SIPP and would still like to purchase in Spain as part of your pension portfolio, investing in a pooled property fund could be an alternative and affordable solution.
The option that bypass’ Chancellor Brown’s dampener was launched by ARC FUND Management. They are the first Financial Services Authority (FSA) authorised European property OEIC (open ended investment company) which includes residential property as part of its investment strategy.
Called the Arc European Property Fund, the aim of this Fund is to invest in what Arc calls, %22the buoyant residential property markets of Spain and Germany as well as emerging markets such as Croatia, Greece and Turkey.%22 Arc has simultaneously launched Arc Sipp, so that investors can include this fund as part of their wider pension planning.
A SIPP allows investors who are currently part of an occupational pension scheme to make additional contributions into the Arc SIPP. If the investor has other pension arrangements, it may be possible to wrap these under the umbrella of the Arc SIPP.
The introduction of the new pension regulations from April 2006 may, subject to final government approval, allow investors to borrow up to half the value of their pension fund to leverage their investments.
There are risks with any investment. Your benefits may be lower than you expected if your investments grow less than previously anticipated. Property prices can fall as well as rise and past performance is not necessarily a guide to future returns. Investment in overseas markets can carry an additional risk of currency fluctuations. | Property still giving a good return in Spain |
The New Year got off to a good start for Spanish property buyers when Spain’s biggest valuation survey reported prices of resale homes went up by 16.6%25 in the first three quarters of 2005.
That was the good news for oversea residents who have already purchased their properties in the last year or so and there was further good news for investors and buyers planning to buy in the next few months – the survey showed equity growth was down 3%25 for the same period last year, resulting in ownership for less and with a good equity growth.
The Spanish Real Estate Association (Tasaciones Inmobiliarias -TINSA) said the average price of a %27used%27 or second hand house per square metre (psqm) was €1,772. This meant home prices had risen 16.6%25 in the past year to September. In larger cities, the price was higher, with the average being €2,304 psqm – a 16%25 rise.
A year ago, house prices had risen 19%25 during the previous 12 months. TINSA carried out a study of 190,000 homes, many in second home areas favoured by buyers from the UK and northern Europe, to produce the report.
Ildefonso Ortega, TINSA president, said in a statement that there had been a “smooth fall” in house prices and predicted the next yearly rise in prices would be between 5 –10%25.
The first increase in the five years by the European Central Bank increased the base bank rate by 0.25%25 to 2.25%25. Experts say the increase will have little impact in booming Spain. Spanish mortgages rates can be half the UK interest rate.

The demand by British sun seekers for homes in the sun has rose by 45 per cent over the previous four years. And over a quarter of a million Britons now own a second hone abroad.
An official report said that British families have invested more than £23 billion in overseas property, with most of that invested in Spain and France. However, more are taking their overseas adventure further a field by buying in far away places like Canada, the Caribbean and New Zealand.
Yet the overseas market buying in France, Spain and Italy have been blamed by the local population for driving property prices up and making it unaffordable for the locals to buy a place of their own.
Figures released by the Office for National Statistics show that more than a million families in England own a second home, the vast majority of which (72 per cent) are in England, with five per cent in Wales and Scotland, and the remainder overseas.
%22In recent years the increasing affordability and accessibility of foreign property markets has contributed to a rise in the number of UK households that own second homes abroad,%22 the report, Social Trends, says. It also stated that from 1999-2000 and 2003-4 the number increased by 45 per cent.
Spain accounted for 27 per cent of all second homes abroad, followed by France at 20 per cent. But in 2003-4 over a third of all homes owned abroad were outside Europe with almost 154,000 in the United States.
Property ownership was also increasingly common in countries such as Australia, Canada, the Caribbean, India, New Zealand, Pakistan, South Africa and Sri Lanka.
Additionally, The Association of British Travel Agents estimates that home ownership abroad will double over the next five to seven years.
The Spanish Ministry of Tourism predicts that more than one million foreigners will set up home on the Spanish coast in the next six years, a figure expected to treble by 2025.

The Irish outnumber any other nation when it comes to buying homes in Budapest, but investors from Spain and Ukraine have also appeared on the demand side lately according to the Hungarian business daily Világgazdaság.
In the meantime, the number of home purchases by foreigners has been virtually unchanged in the past two years. Downtown flats in Pest are the top picks, the paper said.
The rate of German property buyers dropped to about 25%25 in 2005 from some 40%25 in 2003. Irish investors accounted for 13%25 of all property purchases by foreigners.

Irish, British, Dutch, Spanish and Scandinavians buy the most homes in Budapest. Many have never even seen the properties, buying them online or over the phone as investments.
The Irish were the first to start buying in Budapest, starting in around 2000, but they now look for bigger returns in other countries. But Budapest is still cheap by Western European standards, with prices of €100,000 for a flat which could be let.

More Hungarian Homes Completed Than Thought
There were probably far more new homes completed in Hungary in 2005 than the 41,000 registered by the Central Statistics Office (KSH) according to László Borsi, head of the Home and Building Office.
Borsi explained that home builders probably delayed putting homes onto the market until after the reduction in Hungary%27s main VAT rate at the start of the year. There were 41,084 new homes that came on the market in 2005, KSH reported on Thursday.
It said there were 51,490 new home building permits issued during the same year. Statistics from the first quarter of 2006 will give a more accurate picture of the actual number of homes completed at the end of last year, Borsi said.
According to building companies%27 figures, about 500 new homes were sold in Budapest in Q4 2005, reducing the total number of unsold flats to 2,000, Tibor Nagygyörgy, president-CEO of real estate company Otthon Centrum, told the conference. He added that 80%25 of new homes were sold when finished.

Statistics show that Spain is still one of the safest places in Europe for property owners. According to the seventh UN survey of crime trends for the period 1998-2000, there are only 24,000 burglaries a year in Spain, compared with 836,000 in the UK and 371,000 in France.
Even so, there do appear to be some crime %22hot spots%22 on the Costas according to Insurance experts who highlight the Torrevieja area in the Costa Blanca and the Calahonda area in the Costa del Sol.
Most burglaries are carried out by opportunists when a house is empty. Sophisticated gangs are even rarer still, although they tend to make headlines. The cream of the criminal fraternity only work for high returns, which means focusing on the higher scale developments full of expensive properties, luxury cars, cash, jewellery and art. They don%27t waste their time on the average holiday home, where a television is as good as the booty gets.

The Architects for the Hungarian Project presented the plans to Area 10’s Board of Directors and all thoes invloved agreed that some changes had to be made to enhance the development for serious investors.
Csaba S. Rosta from RAS Architects flew to Spain to make the presentation. For a Spanish Property Company from the architecturally rich city in the South of Spain, Seville, wanted more flair and space to their new project.
More space will be made to attract investors who want a good return through renting. The development is located in the exclusive District V so renters who can afford to take one of these apartments will want top quality to go along with their lifestyle.
The Board of Directors are considering to turn two floors in to office space and will take advantage of the ground floor which will be designated for commercial purposes. Plans are already in place for a restaurant and space for a number of shops.
The apartments will see a better and more thought out design that the previous owner envisaged. The Bathrooms originally had a separate bath and shower. Now it will have a shower in the bath allowing for living space in other rooms which will improve light and living space.
The apartment’s layout will also be rehashed. Originally the kitchens had the best views so that is where the sitting room windows will be and the kitchen will be placed towards the back of the apartment.
It is also hoped that the penthouses will have a number of balconies that will enhance its values due to the views across the city. The architect is also drawing up plans to place a swimming pool on top of the Building.
When theses modifications are put in place, Area10 will apply to the District V municipality for the permission to demolish the existing building. Then once the permission is sought, demolition is expected to begin in May of 2006.

| Rental properties rise by 4.2%25 |
La gaceta de los negocios stated this week that rental properties in Spain have increased by 4.2%25 during the past 12 months, 2 points more than the consumer price index (CPI) according to the National Institute of Statistics.
During February alone, rentals increased by 0.5%25, 5 points above the CPI which itself didn%27t vary during February but remained stable. During the first two months of 2006, rentals increased in price by 1%25, 1.4 points above general inflation which instead decreased by 0.4%25. During this period, maintenance costs also increased by 5.1%25, the equivalent to 1.1 points above the CPI.

An article in ABC related the statistics of the College of Registrars, which cited 989,341 property sales and purchases during 2005. During the final quarter of the year, transactions totalled over 230,000 where the vast majority were resales. The biggest percentage included mortgaged properties, in line with previous quarters and corresponding to the figures presented by financial institutions. Most of the mortgages undertaken were variable, based on the euroibor, and the average term of mortgages continued to increase, now lasting 25 years and 9 months.

| Spanish tax authorities to blitz real estate fraud |
Luis Pedroche, Director of Spain%27s Inland Revenue (national agency responsible for tax collection and known as the Agencia Tributaria in Spain) has announced that a full third of the agency%27s resources will be dedicated to preventing and controlling real estate fraud in 2006. A failure to declare or pay property related taxes is one of the biggest sources of tax evasion in Spain. This could have a significant impact on foreign buyers.
During a breakfast organised by the Association of Economic Journalists (APIE), Pedroche announced the creation of special fraud units dedicated to identifying all types of real estate fraud, such as failing to declare the full amount of a property transaction in the deeds of sale.
%22Greater fiscal control of the real estate sector is justified by the economic size of the sector, by its social impact, and because of the prevalence of money laundering opportunities and tax evasion%22, explained Pedroche.

| No Risk of Spanish Property Crash – FINANCIAL TIMES |
Expats are emerging as a driving force in the Spanish economy, boosting demand for new housing, analysts say. House-buying by expats helps to sustain the country%27s construction boom, reports the British daily The Financial Times. %22There is no risk of a property crash in Spain in the short or medium term thanks to new demand generated by immigrants,%22 says Angel Berges, a partner at Analistas Financieros Internacionales, a Madrid consultancy. Berges told the paper he believes immigrants will buy some 170,000 homes in Spain this year – almost one quarter of total demand for new houses. In the past six years, Spain has seen a huge increase in its immigrant population. The number of immigrants has risen to 4 million, making 9 percent of the population of over 44m. One in three immigrants moving to the European Union since 2000 have gone to Spain. Spain%27s rising divorce rate will also help to drive up demand for new houses. Estate agents say people who have split up will buy up to 140,000 homes in 2006. Last year there was an 80 percent increase in divorces, to 87,000. It follows the introduction by the present government of the so-called %27express divorce%27. The number of separations fell by 51,000 as most people opted for divorce.

| European Union Changes Spain’s Non Resident Tax |
Non-resident capital gains tax will be slashed from 35 per cent to 18 per cent as of January 1, 2007. However, it is important to recognise that the proposed budget which has not yet been enacted into law, but no observer expects this to change.
However, long-term owners, both resident and non-resident, who were free of capital gains tax if they purchased before December 31, 1986 are now annulled. Up until January 20th of this year, they were free of capital gains tax. where these long-term owners applied a series of reductions and had no capital gains tax.
But the reductions have now been annulled and the owners must pay and this measure has already been put into force. The cut in the tax rate will not come until January 1, so a non-resident long-term owner who wants to sell before then still faces the tax of 35 per cent plus the loss of his reductions.
Resident property owners have also lost their reduction factor and the resident capital gains tax will rise to the same 18 per cent from its present 15 per cent.
These new regulations came about because of charges from the European Union that Spain discriminated between resident and non-resident property sellers. Now they will both pay at the same rate. Sellers can still apply an inflation correction factor that helps to reduce their profit, but this factor will never free them of tax.
Furthermore, Spain has tightened up its fiscal controls with new measures every year, aimed at money laundering and payment in undeclared cash. Paying in cash has was a frequent practice to under declare the real value of property sales, with the seller receiving a portion of the payment in cash under the table.
This is dying back as more sophisticated buyers today realise an under-declaration of their purchase today exposes them to much higher capital gains tax when they sell tomorrow, thus working against them in the long run.
There is no new regulation on the matter, but the Spanish tax agency can reject the valuation put on the contract by the seller and buyer if they consider it too low. They can then bill the parties for the tax due on the difference.
